Real Estate 101: Vacant land sale is fast if you have these

Selling raw, or vacant land, can either be a quick or time-consuming endeavor.

The transaction can be quick if an owner has all his “due diligence” on file, including but not limited to a recent survey, clean environmental reports (required if bank financing will be involved), clean title and proper deed documents, as well as all correspondence from governing authorities regarding condemnations, easements, property taxes and the like.

The process becomes time-consuming when there’s no information on file, or there are “clouds” on the title. Another factor that can add to the time involved is if a rezoning is required.
