This O’Reilly Auto Parts store in Lawrenceville, Georgia, is priced to sell at $1,200,000. It only has two years left on its lease, but I still like the deal.
For one thing, there’s a corporate guarantor. The building is 13,000 square feet, which is a compatible size for most users if this tenant were to vacate. I doubt they will vacate, when you consider the annual rent for the renewal term is well below market at $5.00 a square foot.
This corner location on 1.47 acres has ample parking, great street exposure and “occupancy longevity.”
