You may not have thought about investing in a medical office, but I recommend this niche for several reasons.
The tenant usually invests a lot of their own money to build out the facility, making it more likely they will stay a long time.
Many are affiliated with area hospitals, either as guarantors or feeders for patient care. Property maintenance is minimal, and less intrusive than Quick Serve Restaurants (QSRs), auto lube facilities and similar retail “net-leased” offerings.
Banks typically love to lend on this category of commercial real estate. And we all need to take care of our health!
