I clipped out a Sunday cartoon years ago to hang on my wall. It illustrated retired businessmen sitting around a gas station stove bragging how they “coulda” bought this land or “shoulda” bought that and, if only they had, they’d be rich.

It’s haunted me ever since.

The secret to success in my business is buy land in the path of future development. If you see an opportunity – jump on it.  We tell the story of developer Tom Cousins, who bought pasture land outside Alpharetta for $5,000 an acre. Today it’s North Point Mall and sells for 100 times that.
